Property management LED lighting upgrades in New Jersey
Sunshine Lighting Group helps commercial properties evaluate LED lighting upgrades. A property management lighting assessment starts with the existing fixtures, how the space is used and the hours the lights operate. The goal is to identify a practical upgrade for your building and review available utility incentives.
Where to focus the lighting assessment
For this type of property, the review can cover common areas, corridors, parking areas and tenant spaces. Different areas may need different light levels, fixture placement and control settings. We assess the existing layout before recommending changes.
- Review fixture types, quantities and operating hours.
- Identify dim areas, uneven coverage and maintenance concerns.
- Evaluate interior and exterior LED upgrades and lighting controls where appropriate.
- Discuss access requirements and installation scheduling.
Planning the upgrade around your building
Fixture selection should account for mounting height, existing wiring, the work performed in each area and the conditions around the fixtures. Controls should fit actual occupancy patterns. During the assessment, tell us about any areas where lighting interrupts work or creates repeated maintenance needs.
For occupied facilities, installation planning should also consider business hours, access restrictions and any special site requirements. We can discuss these details when reviewing the property.
Property managers can start with one property or a list of buildings. For each site, identify the utility account, responsibility for common-area fixtures and tenant access requirements before comparing possible upgrades.
Coordinating LED lighting across multiple properties
For a portfolio of commercial buildings, prepare a separate scope for each location. Assign an on-site contact and identify who can approve the work, provide utility information and arrange access to tenant or shared spaces.
Use the walkthrough to record fixture locations, mounting heights, control needs and installation constraints. Compare the proposed equipment and project costs with the work identified for that building, then confirm the agreed scope before scheduling installation.
If several properties need work, discuss a sequence that fits tenant schedules and site access. Keep utility applications, project documents and any inspection requirements organized by address so that one building’s eligibility or costs are not assumed to apply to another.

Keep a lighting project record for each property
Use a separate record for every building: service address, utility account, approval contact, existing fixture inventory, proposed equipment and agreed work areas. Record common-area and tenant responsibilities so that the person approving the work is clear.
Keep the approved proposal, installation scope, equipment and warranty documents, control settings and any required inspection records together. Compare the project cost, incentive status and customer contribution by property; approval or funding for one location does not establish eligibility for another.
Utility incentives and project costs
New Jersey utility incentive programs may help eligible commercial customers reduce the cost of qualifying LED lighting improvements. Eligibility, available incentives and the final project cost depend on the utility, current program rules, existing equipment and the proposed scope. A no-cost upgrade is available only when the project qualifies; it is not guaranteed for every building.
Compare utility program routes in our New Jersey commercial lighting incentive guide. Then review the no-cost LED lighting program and see how the assessment and project review work.
Request a property management lighting assessment
Have your property address, utility provider and a description of the existing lighting ready. If you have fixture counts or photographs, those can help the initial review. Use our commercial lighting assessment checklist to prepare the details for each property.
